Timothy J. Ryan has spent over 36 years defending private property owners against the government throughout metropolitan Chicago in eminent domain proceedings.   During his career, Tim has represented owners in every conceivable type of condemnation case in Cook, DuPage, Lake, McHenry, Kane, Will, and Kendall Counties.  He has extensive experience in partial takings of retail and industrial properties that lose parking spaces and driveway aisles as a result of the government’s acquisition, and even instances were part of the building was acquired.

Tim represented multiple property owners along I-294 where he negotiated settlements that limited the Illinois State Toll Highway Authority takings by stipulations that guaranteed continuation of the business located on the property during construction.  He also represented numerous property owners in the Illinois Appellate Court – most notably in Department of Transportation v. HP/Meachum Land Ltd. Partnership, 245 Ill. App. 3d 252 (2d Dist. 1993), where he obtained a ruling that changed eminent domain law in Illinois and created an exception to the “unit rule” of valuation in condemnation cases.
